Project Description

The customer was looking to maximize the space inside, while revamping the entire outdoor appearance. The goal was achieved, and the costs were kept low. The staircase was reworked completely, the front door was replaced, columns were added, the windows were reshaped, and the entire building’s wall surface got a makeover.

It was possible to fulfill the client’s dream at just half the cost estimated by others, through maximizing the potential of the existing structures. What used to be a three-bedroom home, now boasts four bedrooms and an office - all thanks to the reduction of unnecessary hall space. An elegant appearance was achieved through the use of stucco on top of the brick walls, as well as a completely renewed roof that provides a sense of extra height and sophistication.

Our scope included the following:
  • Preliminary design and space planning
  • Working drawings and coordination with clients and consultants
  • Building permit procurement
  • Tendering of construction contract
  • Architectural control during construction and contract administration*

Once the building permit is issued, we help with the hiring of a general contractor and ensure that the architectural plans are being followed. Since the city inspector checks the construction site on a regular basis, it is essential that the work carried out strictly corresponds to permit drawings. Normally, about 50% of building projects do not pass such inspections. This results in remediation measures, which means an extra cost to the customer and delays in construction.

The columns present on each side give it a balanced, clean look, while the now-visible roof provides a feeling of a perfect finish.

The sophisticated, clean look continues as we walk through the front door. Hardwood floors, frames around windows, combined with tasteful ironwork on the railing, and a classy fireplace, all give it a sense of beauty and peace.

What occurred inside was actually an amazing evolution (beyond totally renovated interior finishes) - a former three-bedroom home now has four bedrooms and an office. The key to such success was a much more efficient use of space: they cut down unnecessarily large hallways to provide us with more room where we actually need it.
